Proposed Project Overview – The Villages At Charter Colony Addition

On October 13, 2020, the Henrico Board of Supervisors approved the rezoning of approximately 9.9 acres at the corner of Twin Hickory Lake Dr. and Pouncey Tract Road (the land between the entrance sign and Hickory Woods). The proposed development in this area (referred to as “The Corner”) included a single office building and up to 90 condominium homes. HHHunt was then contacted by the elderly landowner of an additional acre of property behind Hickory Woods and contracted with this owner to purchase the property (the “Additional Land”). This purchase provides HHHunt the opportunity to revise its plans for The Corner to clean up the Additional Land and provide a planted 35’ landscape buffer between The Corner and Hickory Woods. Current plans could not accommodate a buffer in this area as HHHunt did not own the property. While we now propose to build 105 condominium homes versus the 90 originally approved, we can do so while improving the shared border experience (please see images below).
As this new land was not included in the previous rezoning approval, a revised request has been filed with Henrico County to accommodate the new plan adding the Additional Land and the buffer requirement. In addition to the proposed buffer (which will be planted to Henrico County’s Transitional Buffer 35 standard), rezoning of this property will also allow for the removal of the existing driveway, outbuildings and debris on the property, again enhancing the border between The Corner and Hickory Woods.
