The required zoning documents for this exciting new community were most recently submitted to Chesterfield County on 4/20/2021 and The Aire is now in the initial planning phase.
Located adjacent to Westchester Commons, The Aire at Westchester will front Route 60 and provide homeowners quick access to Watkins Centre Parkway, Route 288 and Midlothian Turnpike. Situated on one of the highest points in Midlothian, VA, The Aire’s planned patios and rooftop decks will offer amazing views of Goochland & Powhatan Counties, and the greater Westchester area. This community will have something for everyone, with a total of 2,215 residential homes including apartments, condominiums, townhomes, and single-family homes. Students living in The Aire will attend Chesterfield County Public Schools, the community impact plan for which is currently being updated by the County to address the needs of future students and ensure the highest in learning opportunities.
Designed for how people live, The Aire will combine lifestyle and convenience. It will feature several planned amenities, including an extensive greenway, an amenity center, pocket parks, miles of trails and sidewalks, and a promenade overlooking Westchester Commons. As a complement to the residential homes and amenities, the community will also include commercial real estate and office space.

Market studies and design work for The Aire began in 2019 and the community is currently in its zoning phase, which can take several months. We are continuing to work on the community master plan during this time – designing streetscapes, designing the right amenities in the best locations, and envisioning the overall architectural theming of the community. We hope to start construction in 2023, meaning our first homeowners would move in sometime in 2025. This timeline is tentative and may adjust at any time due to weather, construction restraints, economic impacts, or other unforeseen circumstances.
