Chesterfield County's newest HHHunt Community is UNDER DEVELOPMENT!

HHHunt was then contacted by the landowner of an additional acre of property behind Hickory Woods and contracted with this owner to purchase the property (the “Additional Land”). This purchase provides HHHunt the opportunity to revise its plans for The Pointe to clean up the Additional Land and provide a planted 35’ landscape buffer between The Pointe and Hickory Woods.

Proposed Project Overview - Charter Colony West

On January 29, 2021, HHHunt, the developer of the award-winning Charter Colony community, filed a zoning case requesting the rezoning of approximately 160 acres located at the end of Charter Park Drive between Route 288 and Charter Colony. This rezoning would change the property use from Agricultural to R12 CUPD to offer brand-new townhomes, single-family homes, and common areas.

Upon learning the property was on the market and that others were considering its development, HHHunt contracted to purchase the property. At HHHunt, we strive to create meaningful experiences and places of great distinction. Charter Colony is one of our lasting legacies and lives up to this vision. It helped redefine the Midlothian area as a dynamic live, work and play destination, embracing the small-town charm while increasing connectivity to Greater Richmond and providing world-class amenities. We are pleased to return to this vibrant community to ensure it retains its unique sense of community and cohesive experience.

The plan calls for 495 homes that will be developed as individual Villages in Charter Colony. As currently proposed, HHHunt will be making the extension of Charter Park Drive to Old Otterdale (as shown on the county’s major thoroughfare plan) as part of the development.

Homeowners in these new residential Villages will be full members of the Charter Colony Foundation with the opportunity to enjoy existing parks, trails, pools, clubhouses, a sport court, an amphitheater, sand volleyball court and frequent community events. A new 10’ multi-use trail will be added along Charter Park Drive interior to Charter Colony West. Additional Charter Colony amenities to be added for the benefit of all Foundation members include passive recreational fields, walking trails and gathering spaces (which may include a fire pit, pavilion and a possible outdoor kitchen area).  

Students in Charter Colony West will attend Watkins Elementary School, Midlothian Middle School and Midlothian High School. Chesterfield County is in the process of updating its community impact plan to address the future school needs generated from this community and other communities currently being zoned in this area. Because of these additional homes, students in these attendance zones can anticipate improved higher learning facilities.
